Introduction

Real estate investment trusts (REITs) were introduced in the UK by the Finance Act 2006 and significant changes to the applicable tax rules were made in 2012 and 2022.

This virtual classroom session looks at the what, why and how of REITs, providing a high level overview of the tax treatment of REITs and their investors.

The session assumes that participants already have a basic level of corporation tax knowledge (particularly in relation to the taxation of property businesses) and wish to gain a basic understanding of how the REIT regime can benefit property investors.

Whilst REITs are very much UK domestic rules this may be of interest to those outside of the UK involved in structuring property investment where an understanding of what the UK offers as a summary may be useful.

What You Will Learn

This live and interactive course will cover the following:

  • What are the tax benefits of being a REIT?
  • What are the REIT conditions?
  • Listed REITs v institutional investor-owned REITs
  • Entry and exit into the REIT regime
  • How the REIT is taxed: ring fencing property and residual businesses
  • How investors in a REIT are taxed (including PIDs)
  • Outline of special rules for REITs (eg 3 year rule and financing costs)

Recording of live sessions: Soon after the Learn Live session has taken place you will be able to go back and access the recording - should you wish to revisit the material discussed.
