Introduction

Since the Grenfell fire in June 2017, there has been a massive reform of the regulatory regime for fire safety, particularly for the design, construction and management for high-rise residential properties.

The changes include:

  • The enactment of the Building Safety Act, which creates a whole new regime for the management of fire safety risks
  • The creation of various new roles with responsibilities for each stage of the construction and occupation of multi-occupancy residential properties
  • The developments of the EWS1 form, as amended to reflect the introduction of PAS9980

Anyone involved in the design, construction, management and/or valuation of residential property needs to be aware of all these changes, to protect themselves again the risk of claims.
