Strengthening the Landlord’s Position - AGAs, Rent Deposits & Guarantors
Introduction
Weaker tenants adversely affect capital value, but this does not necessarily need to be the case. Authorised guarantee agreements (AGAs), guarantors and rent deposits can make a really big difference to both landlords and tenants.
A tenant backed up by a strong guarantee or a pot of money held by the landlord can change the investment value of a property.
This virtual classroom seminar will combine brief presentations with a series of scenarios drafted to reflect common situations encountered in practice.
What You Will Learn
This live and interactive course will cover the following:
- The main types of security available to a landlord (both when a new lease is granted and on assignment), considering the pros and cons of each
- How to protect a landlord’s position against a tenant’s guarantor
- Possible landlord remedies where the tenant fails to pay their rent or goes insolvent
- Key points relating to AGAs on assignment, including who can be required to give the AGA and what it should include?
