Introduction
With short leases the market norm, attention has begun to focus on the fit-out and strip-out cycle. Re-fitting every three to five years is wasteful and expensive and does not promote sustainability. Both landlords and tenants are much more inclined to focus on the implications of alterations for energy efficiency and the environment, and standard lease terms for alterations and reinstatement may need to be revisited.
