Introduction

With short leases the market norm, attention has begun to focus on the fit-out and strip-out cycle. Re-fitting every three to five years is wasteful and expensive and does not promote sustainability. Both landlords and tenants are much more inclined to focus on the implications of alterations for energy efficiency and the environment, and standard lease terms for alterations and reinstatement may need to be revisited.

This webinar considers these issues in the context of common terms in leases and licences to alter, against the background of the up-to-date case law, and gives practical guidance as to options on lease expiry. It is aimed at surveyors involved in lettings and management, property lawyers whose practice includes commercial lettings and other property professionals.

What You Will Learn

This webinar will cover the following:

  • ‘If in doubt, strip it out’?
  • Treatment of fixtures on lease renewal
  • The role and enforceability of reinstatement obligations
  • Drafting to avoid lease-end disputes
  • Compensation for alterations

This webinar was recorded on 25th September 2023
