An almost inevitable part of your conveyancing work involves completing, registering and redeeming mortgages - a cash buyer is rare.
You need to be aware of Land Registry requirements as well as those of your professional codes, whether completing a mortgage or redeeming it. Digital mortgages and ‘virtual signatures’ are also now with us.
In this field, as in many others, the potential liability of conveyancers is increasing, as are the technical rules surrounding mortgages, their registration and redemption. Your aim is to avoid rejection of your Land Registry application and fulfilling your duties to the lender and client, thereby minimising exposure to liability.
